New York City’s Local Law 87 requires all buildings over 50,000 square feet to conduct an energy audit and retro-commissioning study every 10 years, and to submit an Energy Efficiency Report to the NYC Department of Buildings documenting the results. The good news is that doing the work can help you identify large cost saving opportunities, as well as inform decisions on capital plans and equipment investments.

Local Law 88 requires non-residential buildings over 50,000 square feet (and residential buildings with commercial tenants over 10,000 square feet) to upgrade their lighting systems and install sub-meters for commercial tenants. The law goes into effect in 2025, but owners who don’t upgrade lighting and install sub-meters during lease turnover now will disrupt tenants later––and spend more money to do the work.
