Services:

IGP acted as Owner’s Representative to this 100-year old family-owned domestic and international real estate company, to perform LL87/09 Energy Audit & Retro-commissioning program management and LL84 services. The two commercial tenants in this Bronx industrial building are a Paper Distributor and DSNY Garages. IGP worked closely every year with the Department of Sanitation (DSNY) to collect the Sanitation Garage’s utility data from the City of New York and NYPA.

  • Heating Fuel: No. 2 oil and Natural Gas (Originally used No. 6 oil)
  • Projects: Annual LL84/09, LL87/09

The building’s heating is provided by two 1994 boilers which were converted from No. 6 oil to Dual Fuel (No. 2 oil and gas) with a two-pipe steam distribution system.

Project Results:

IGP and the LL87 registered design professional recommended that the Owner could significantly reduce energy and water consumption, and reduce operating costs by implementing energy conservation measures (ECM) and RCx measures, including but not limited to:

    • Installing more efficient internal and outdoor lighting with LED fixtures;
    • Installing Rapid Roll-up garage doors;
    • Installing Rapid Roll-up loading dock doors;
    • Replacing broken boiler feed tank float switch, which wastes energy and risks condensate tank corrosion;
    • Insulating valves and steam pipes;
    • Replacing F&T and radiator steam traps;
    • Adding TRVs on some radiators;
    • Installing boiler fuel economizer controls

Replace the single pane glass with new double pane windows. Replace the halogen lights with new Bi-level LED fixtures with light and occupancy sensors.

Replace basement T12 fluorescent light fixtures with new LED fixtures with sensors.

This warehouse and its office comprise 58% of the total gross square footage of this industrial building. The fluorescent lighting should be replace by new Bi-level LED fixtures with occupancy sensors.

The halogen light fixtures should be replaced with new Bi-level LED fixtures with sensors.
