IGP, acting as Owner’s Representative to this Fifth Avenue multifamily cooperative, led the engineering team to complete one of the first dual fuel conversion projects in 2012-2013, when LL43/10 required buildings to stop using No. 6 oil, and replaced old gas meters.  This beautiful 1949 luxury residential building converted from No. 6 oil to No. 2 oil and then to natural gas.

Project Results:

IntelliGreen Partners provided fuel conversion Project Management, Energy Efficiency and Financial Advisory consulting services to this luxury multifamily cooperative on Fifth Avenue.  IGP quickly revived a floundering project by immediately collaborating with Con Edison and the building’s engineer. Through a competitive bidding process, IGP assisted the Board in selecting the prime contractor. IGP collaborated with the Board, the building’s property manager, operations staff and Con Edison to convert its boiler from No. 2 oil to dual fuel (No. 2 oil & natural gas). We visited the site regularly with the prime contractor and design engineer and continually updated the Board with written reports to avoid any surprises.

  • IGP prepared the Fuel Conversion Request for Proposal and Scope of Work for the engineering design and construction administration, awarded to the building’s engineer
  • IGP assisted in the competitive bid process and selection of the Prime construction contractor
  • IGP managed the project until completion in January 2014
