CASE STUDY – MULTIFAMILY COOPERATIVE, MANHATTAN

co-op building. Central Park.

Services:

IGP, acting as Owner’s Representative to this Fifth Avenue luxury residential cooperative, planned and managed one of the first Fuel Conversion Projects in New York City after the passing of LL43/10, which required buildings to stop using No. 6 oil. Through a competitive bid process IGP assisted the Board in selecting the design engineer and prime contractor for the Fuel Conversion Project. IGP collaborated with the energy engineering team, the building’s property manager, the operations staff, Con Edison and the NYC Department of Buildings to assist the Board in completing three projects due in 2013, including Local Law 84/09 BenchmarkingLocal Law 87/09 Energy Audit and Retro-commissioning, and switching from No. 6 oil to dual fuel with No. 2 oil and natural gas. We visited the construction site regularly with the prime contractor and design engineer and continually updated the Board with written reports to avoid any surprises.

Through a competitive bid process, IGP also assisted the Board in selecting the LL87/09 Energy Audit and Retro-commissioning team to complete LL87 Energy Audit & Retro-commissioning in 2013.
