IGP, acting as Owner’s Representative to this affordable multifamily rental building, managed a recent fuel conversion project with new domestic hot water (DHW) heater, Energy Management System (EMS) controls and apartment temperature sensors, and is leading the engineering team on the LL87 Energy Audit. The LL87 Energy Audit is still going on and will be completed by June 2021, in accordance with the NYC DOB’s revised deadline due to the Covid-19 pandemic.
Sabbath Lighting Feasibility Study
IGP also installed Sabbath Lighting to study as an innovative way to save on operating expenses without upsetting the religious tenants whose movements would be restricted by bi-level lighting fixtures on the Sabbath days. These special fixtures, controlled by a new app, allow bi-level lights to stay on at 100% full strength at sundown on the first day of the Sabbath until sunset on the last day of the Sabbath, in accordance with their temple’s annual Sabbath Calendar provided by their Rabbi.

- Lighting Retrofit: Testing Sabbath Lighting in corridors and stairways, with support from the tenants’ Rabbi. Sabbath Bi-level Lighting is scheduled to turn on full bright from Friday sunset to Saturday sunset, and do the same on the high holy days in accordance with Yeshiva University’s Jewish Sabbath calendar.
- Fuel Conversion: New dual fuel burner, refurbished boiler, new gas booster, new DHW heater, new gas piping, pipe insulation, new fuel tank, new stainless steel chimney liner and Energy Management System (EMS)
- Forensic Under Foundation Leaks leading to the Oil Tank Room: IGP led the effort to identify all water line and under the basement floor leaks using special in-pipe cameras and thermal imaging techniques. We repaired all leaks which enabled the contractor to install the new oil tank.
- Owner received Con Edison incentives for installing the new Energy Management System (EMS)
